Typical Retail & Store Area

Although the BOMA 1996 standard does include a method of determining the Usable and Rentable areas of a store or retail unit within an office building, there is no ANSI approved or other standard method of measuring stand-alone retail, strip malls, shopping malls or any other retail store that is NOT within an office building. There is however, a widely adopted mainstream method in the industry that can be found in most retail leases. Most retail leases specify the method of measurement in legal sentences rather than referring to a standard such as BOMA 1996.

Retail units in shopping malls and plazas are commonly measured to the exterior wall face or lease line and to the center of demising walls without deduction. In most leases, retail tenants do not pay for any proportionate share of common area.
